Powder Springs Homes and Where the Rain Goes

A town of homeowners and newer subdivisions, built along creeks that flood. Gutter work here is mostly first replacements and smarter drainage.

Powder Springs in three numbers 82.4% of homes are owner-occupied, the highest share among the Cobb towns covered on this site.
Population grew from 16,887 in 2020 to an estimated 21,004 in 2025.
In September 2009, Sweetwater Creek at Brownsville Road peaked at 30,000 cubic feet per second.

A town of owners, and of newer houses

Powder Springs is a homeowners' town, and a fast-growing one, with much of its housing built in subdivisions from the 1990s onward. That combination shapes the gutter work here. Owners who plan to stay tend to fix things properly rather than patch them, and the first generation of gutters on the town's 1990s and 2000s houses is now old enough that seams, fasteners and pitch are starting to go. For many households this is the first gutter replacement the house has needed — a good moment to choose seamless runs, hidden hangers and, where trees overhang, guards.

Rain barrels and the stormwater credit

Powder Springs charges a stormwater utility fee, and the city's credit application lists rain barrels among the residential measures that qualify for a credit. For a homeowner already working on gutters, that makes a barrel or two at the downspouts worth considering. Two practical points: a barrel fills quickly in a Georgia downpour, so it needs an overflow routed away from the house, and it should sit on a firm, level base. The downspouts and drainage page covers where overflow should go.

Creek-side lots

The town takes its name from its mineral springs, whose minerals turned the sand "black like gun powder", and water still defines it. Powder Springs Creek peaked at 8,940 cubic feet per second in the 2009 flood, and the city's tree rules bar removing trees in stream buffers or floodplains. Homes near the creeks get the leaf load of protected streamside trees and sit on ground that already carries a lot of water in storms, so downspout water needs to be carried away from the foundation and released where it can soak in rather than run toward the creek.

First replacement on a newer house

  • Check whether the original gutters are 5-inch; large roof planes may call for 6-inch.
  • Replace spike-and-ferrule fasteners with hidden hangers.
  • Add downspouts on long runs that overflow at the far end.
  • Decide on guards while the gutters are new.
  • Plan rain barrel connections and overflow routing at the same time.

Rain barrel and replacement questions

Can a rain barrel connect to any downspout?

Most standard downspouts can be cut to feed a barrel with a diverter kit. The barrel still needs an overflow that carries excess water away from the foundation, because a single storm can fill it.

Do gutters on a 2000s house really need replacing yet?

Not automatically. Many are fine with repairs and cleaning. Replacement makes sense when seams leak in several places, the gutters sag between fasteners, or the system overflows because it was undersized from the start.
